Updates and new investment opportunities - Summer 2025

138 Forward Ave., Ottawa, ON


The 138 Forward Ave. project, located in Ottawa, has been under construction since spring 2025. The work is progressing well, with key milestones such as excavation, foundations, and utilities already completed.


The construction team is currently focused on the building’s structure and the installation of electromechanical systems. The work sequence is being closely monitored to ensure smooth progress toward the planned delivery in spring 2026.




Orleans projects


Three projects located in Orléans — 1132 St-Pierre St., 1136 Gabriel St., and 1108 Maisonneuve St. — are set to begin excavation and construction by mid-August. The existing buildings have been demolished, and the sites are free of any contamination.


These projects, which follow a consistent architectural and operational approach, will be carried out in a synchronized manner with minimal delays between construction phases. They aim to enhance the supply of residential rental units in this rapidly growing area.


Upcoming projects


Starting in fall 2025, several new projects are planned, including:

133 Forward Ave., Ottawa, ON and 1144 St-Pierre, Orléans, ON – two developments inspired by proven models, totaling 38 units in prime strategic locations. The capital raise will begin in November 2025.


116–124 Saint-Jacques Street, Gatineau (Hull sector), QC – a 46-unit project with a capital raise scheduled for the first half of 2026.



478–482 Route 105, Chelsea, QC – a larger-scale development with a projected total of 205 units spread across multiple buildings. The capital raise is scheduled for the first half of 2026.
